Effective date: January 1, 2026
By accessing or using the website at miramarsunroomsandpatios.com (the "Site"), you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the Site. These terms apply to all visitors and users of the Site, including those who submit contact or estimate request forms.
Submitting a form or calling us does not create a contract for services. A binding agreement for services is only formed when you and Sunhaven Miramar Lanai Sunrooms & Patios ("we," "us," or "our") both sign a written contract.
Sunhaven Miramar Lanai Sunrooms & Patios is a sunroom contractor based in Miramar, FL. We provide sunroom additions, patio enclosures, screen room installations, and related outdoor living construction services for residential properties in Miramar and the surrounding communities throughout Florida. We reserve the right to decline any project at our discretion.
Free estimates are provided as a courtesy and are based on the information available at the time of the site visit. An estimate is not a binding price or a guarantee of final cost. Final pricing is set out in a written contract signed by both parties before work begins.
Prices may change if the scope of work changes, if unforeseen site conditions are discovered during construction, or if material costs increase between the date of the estimate and the start of work. Any changes to scope or price will be communicated in writing and require your approval before we proceed with the additional work.
Project schedules are established at the time of contract signing and are subject to permit approval timelines, HOA review periods, weather conditions, and material availability. We will communicate schedule changes as promptly as possible.
If you need to cancel or postpone a scheduled project, please notify us in writing as soon as possible. Cancellation terms, including any deposit or cancellation fee, are set out in your written contract. Deposits paid to cover design, permitting, or materials may not be refundable if work has already been initiated on those items.
We reserve the right to reschedule work due to weather conditions that make it unsafe or impractical to proceed, including during tropical storms, hurricanes, or other severe weather events.
Payment terms are set out in your written contract. A deposit is typically required before work begins, with the remaining balance due upon completion or according to a milestone-based schedule described in the contract.
If payment is not received according to the agreed schedule, we reserve the right to pause or stop work until the outstanding balance is resolved. Unpaid balances may be subject to collection efforts, and you may be responsible for reasonable collection costs including attorney's fees, to the extent permitted by applicable law.
For projects that require building permits, we handle the permit application process on your behalf as part of the service. You agree to cooperate with any requirements from the local building department or your homeowners association, including providing required documentation or access to your property for inspections. Permit fees are typically included in the project contract, but any fees imposed after contract signing due to changes in local requirements are your responsibility.
Any warranty applicable to completed work is stated in your written contract. Warranties cover workmanship defects as described in that document and do not cover damage caused by misuse, unauthorized modifications, normal wear and tear, or acts of nature including hurricanes, flooding, or other extreme weather events.

Our total liability to you for any claim arising out of or related to these terms or our services will not exceed the amount you paid us for the specific project giving rise to the claim.

If a dispute arises between you and Sunhaven Miramar Lanai Sunrooms & Patios related to services or these terms, we encourage you to contact us first at team@miramarsunroomsandpatios.com so we can attempt to resolve the matter informally.
If we cannot resolve the dispute informally, either party may pursue legal remedies available under applicable law. Any formal legal proceedings will take place in the appropriate courts located in FL, and both parties consent to the jurisdiction of those courts.
